An advanced course covering the more unusual types of escrow and evaluating the possible solutions. Emphasis on real estate sales including exchanges and lease holds. Includes the following: Review of the escrow function, subdivided lands in escrow, condominium escrows, shop- ping center escrows, sale and lease-back transaction escrows, bulk transfer escrow, liquor license transfer, role of title insurer, and litigation and related matters. (CSU, AVC) 3 units 3 hours weekly Advisory: Completion of RE 50 and Eligibility for ENGL 50BR4, ENGL 51BR2 and MATH A. A comprehensive analysis is made of investment strategies, techniques, systems, and theories involving all forms of real estate. Particular emphasis will be placed on tax shelter benefits, the use of leverage, and annual income versus appreciation potential. (CSU, AVC) 3 units 3 hours weekly Advisory: Completion of RE50 and Eligibility for ENGL 50BR4 AND ENGL 51BR2. Includes the principles and practices of managing income properties. Covers nature and types of property management, leases and contracts, collections, rent schedules, tenant selection and supervision, budgets, apartments, shopping centers, office and condominium management.
